Introduction Fee

INCLUDES: Free market valuation, full property marketing and bespoke marketing plan, land registry search, tenant finding, referencing and sanction checks, qualify tenants for Right to Rent, negotiation of terms of the assured periodic tenancy, creation and provision of Assured Period Tenancy and

legal documentation (excluding selective licensing applications and excluding court paperwork), collection and remit of initial rent and deposit, security of deposit with The Deposit Protection Service if required (excluding handling deposit disputes through the ADR).

INCLUDES: In addition to both the Let Only & Rent Collection Service we complete a full property inventory including photographs, prepare all legal documentation (excluding selective licensing applications and excluding court paperwork), carry out regular property inspections and advise you of our findings, arrange and oversee all maintenance works, communicate with the tenants regarding potential annual rent reviews, including the preparation and service of Section 13 (Form 4A), completion and service of Section 8, and handle deposit reconciliation (excluding completion of the statutory declaration), including handling disputes under the ADR process.
