How will the rental value of my property be determined?
The marketing price of your property will be determined by many figures, but the main components are current marketing conditions, location, size, accommodation, and other similar rentals that have been recently achieved.
Who will conduct the viewings?
Hardings Lettings will conduct the viewings on the landlords behalf, saving time and ensuring quality applications.
If landlords wish to meet qualified applications, then Hardings will arrange this.
How are the tenants vetted?
All our tenants must complete and pass a vigorous and extensive referencing procedure. This process is outsourced to a top industry accredited company and our landlords can review those results.
Do I need to change my insurance policy when I let out my property?
Landlords must insure the building when letting a property.
The insurance must specifically cover the letting or residential property.
Hardings Lettings can advise you of who to contact.
What happens if my tenant fails to pay their rent?
In the unlikely event that a tenant fails to pay their rent, Hardings Lettings will proactively manage that situation.
We would recommend that before the commitment of every tenancy the landlord takes a rent and legal cover insurance.
Hardings Lettings will advise you on the steps needed to resolve a rent arrears situation quickly and efficiently.
Who has to pay the council tax on the property?
Tenants will be responsible of all utilities as part of their assured shorthold tenancy agreement
Who organises repairs and maintenance to the property?
Within our managed service, Hardings Letting will report repairs required to the landlord. We will take landlords instructions and arrange certified contractors to attend and resolve any issues.
If I let out a property do I have to provide the tenant with any furniture?
You do not have to provide furniture, however the tenant can expect kitchen appliances to be provided
eg. cooker, washing machine, fridge freezer.
What happens with the tenants deposit once it has been received?
The tenants deposit must be registered with a government back scheme within 30 days of the start of the tenancy, Hardings can take care of this and would register the deposit with the deposit protection scheme. Other schemes are available for landlords to use such as The DPS scheme.
