Looking for a property to rent can be a time-consuming task, so having the support of an experienced, knowledgeable and friendly letting agent can make all the difference. At Hardings we aim to help every tenant who registers with us to find a new home that meets all their requirements. Whether you can only view properties at a certain time, you have a strict budget, or you need to move at a specific time, we will do all we can to match your needs with suitable properties to rent on our extensive database.

Once you decide to rent through Hardings, our friendly and experienced team will be on hand to guide you through every stage of the process. Many of the properties we offer are fully managed by our branch, so you will benefit from having our team on hand to respond to any queries or issues you may have. All properties are let as seen on the day of any viewing. We do not accept responsibility for the accuracy of information we provide at any stage prior to a tenancy commencing and tenants must rely on their own inspection of the accommodation and services available including the supply of telephone, TV and internet connections. tenants should be aware that landlords may alter, change or replace fixtures, fittings, electrical equipment, etc at will and without our prior knowledge and that we cannot accept any responsibility in this event.

You must complete an application form for each person over the age of 18 who will be named on the tenancy agreement. References will be taken up, including a credit reference, and your landlord will be informed of the result.

Once the holding fee (1 weeks rent) is received the tenant has 15 days to complete the relevant documentation and supply ID, if this is not adhered to then the property shall go back on the market to be re-let. The one weeks holding fee is non-refundable.

We are required to make inquiries of all applicants applying for a tenancy. In submitting an application form to us, applicants hereby authorise us to; carry out credit searches and request other information of a personal and financial nature and disclose any relevant information to landlords, other letting agents, local authorities, police and any other parties as we see fit. All application forms and supporting documentation become our property upon receipt and we will not be bound to return these to an applicant/tenant and may destroy these at any stage.

If the application is rejected Hardings Lettings will not be able to give reasons but you can see the information held by the credit reference agency.

If the landlord withdraws the property before the agreement is signed, you will be entitled to a refund of all the money paid to us. If the application is rejected as a result of the reference process or you withdraw the application, you will not be entitled to any refund.

You must provide proof of residency (eg, recent utility bill) and identity (eg passport or photo driving licence).

You need a combined income of 30 x the monthly rent.

If your income is insufficient you may need to have a guarantor. Any guarantor must be a UK resident, have a good credit history, complete an application form and have an annual income of 36 x the monthly rent. They will also need to agree and sign the terms of the tenancy agreement.

A security deposit will be taken, which will be equal to 5 weeks rent, and will be held in accordance with the rules of one of the Deposit Protection Schemes.

If there is more than one tenant, you will be jointly and severally liable. This means that you will all be liable for all rent and damages.

Unless otherwise stated, loft spaces/roof voids/sheds/garages and out buildings are not inspected by us and therefore no responsibility will be taken by us for their content and condition

Unless otherwise stated all rental figures quoted are exclusive of all services and utilities including: Council Tax, Water, sewerage, gas, electricity, TV services and license, broadband and telephone.

Equipment, appliances, sanitary wear, tools, t.v./phone connections, any mechanical or electrical items are not tested by us prior to letting.

The tenancy will be for 6 or 12 months and will normally be renewed at the end of each agreement.

You must insure your personal possessions.
